Can we customize our websites?

As of right now, the only thing you can change is the logo, the colors, contact information, your domain, the offer formula, and the reviews page. We have tested this design to be the highest converting website in the industry and have 3 years of testing and data to back that up. Even small changes to the design can have a negative impact of the websites ability to convert at a high level. 

That being said, we do have plans to allow for some customization in the near future, including the "About Us" section, and a picture gallery of homes your company has purchased. We are committed to continuous improvement, and value the input from our clients, so if you have a request feel free to contact us with it.

Will these sites rank high in Google?

The truth is we have no idea yet. There are so many factors that go into ranking well in the search results, from competition for the search terms, quantity and quality of backlinks, as well as original content. What we can say is that in designing these sites, we have optimized the design, structure, and speed to adhere to SEO best practices, and have included the most common keywords in the appropriate places to give the site a good chance to rank. If you build quality backlinks to the sites, and install a blog for posting original content on a subdomain (blog.yourdomian.com) there is no reason our sites can't rank very well for you in the future.

That being said, we do not recommend that you rely on Google Search as your primary traffic source. First, in any given market the top 10 results are usually already dominated by big, established companies. So at best there are only a few spots available for local cash home buying companies. And to get there takes a lot of work, and often a lot of money. It is not as easy as some Website companies make it out to be. Second, Google is always updating their algorithms and their search results page layout, and we believe that it is never a good idea to rely heavily on a traffic source that can change at any time and negatively impact your business. We hold to the idea that the best traffic is traffic that you create through PPC, direct-mail, signage, door hangers, display advertising, etc. as you have more control over the medium and the targeting.

I have a site that ranks well already. What is your advice on what to do with that website?

If you have a site that is ranking well, and is generating organic traffic, our advice is to keep it and let us install our Instant Offer Engine™ funnel to your site to convert more of that traffic to actionable leads. You can still use our websites at no additional cost to set up other target areas or for running PPC or Facebook campaigns. But if your site is not ranking well and not generating organic leads, then you will be fine to use our website and point your domain to it.

How accurate is the valuation used to calculate the offers?

Surprisingly accurate for making cash offers. We use a "Lender Grade" AVM, or Automated Valuation Model, as the ARV that is an estimate of the likely sale value of a property given current market conditions. It uses a combination of property characteristics, sales data, geographical boundaries, price trends, assessor records, and other data points to produce a property’s estimated value in the current marketplace for any location across the U.S. The AVMs are calculated weekly and monthly, resulting in 70% of the valuations being within 10% of a home’s eventual sale price, and 82% are within 20%. Over a recent three-month period, the median difference between the values and the sale price was 3.5%.  

How many people accept the cash offers?

In truth very few. Those that do usually underestimate the repairs needed. However, that is not the goal. The goal is to increase traffic to your website and increase conversions to generate more people to talk to that have raised their hand and are saying "I am going to sell my house sometime."  Just follow up with leads that have not accepted the offer with a simple phone call; "Hi, is this Mr. Homeowner...Great this is John from Cash Home Buyers and I just saw you requested an offer on your house on 123 ABC Street. After just taking a quick glance at the numbers I think I can do better than what the computer gave you. When could we meet so I can take a look at the house?" The instant cash offer is an anchor offer that comes from a computer, and when you follow-up with "I can do better" people suddenly relax and are more open to talking and meeting with you.

Why are there limits on how many Instant Offers are available per month?

Each time a visitor submits their address, an API call is initiated for which we are charged by our data providers to pull the most up to date AVM (estimated value) and property data to provide you with the most accurate data available. Unlike REI list companies that buy data in bulk and update periodically, you are receiving the data from premium Real Estate data companies (and therefore expensive) that is never more than a month old. This is the same data used by Opendoor and Offerpad. Each additional Offer then is charged  to cover the overage. But don't worry, if you are exceeding your allotment, all you need to do is upgrade your plan and remember, you should be cashing a lot more checks.

How Long Does Set-Up Take?

If you have an existing website that you wish for us to connect to it, set-Up will be completed in 2-5 business days after signing up. We need to match your private Instant Offer Engine™ to your website colors, add your logo and contact info. After that, we need to get with you to add the code to your website and test it.  

Can I connect this to my CRM?

Yes, if you have Zapier and your CRM is a connected app. Once you sign up, you will be able to connect your Instant Offer Engine account to your Zapier account from your account dashboard, and then create Zaps to your CRM, Email Provider, SMS service and more.
